Advantages for vendors using lease-option agreements include: 1) with the vendor collecting both rental & option premium income, in total they will be collecting higher than average revenue for the period of the agreement. 2) If the tenant chooses not to exercise the option to purchase, then for the period of the agreement the tenant has collected above average revenue and still possesses the property afterwards. 3) The vendor's vacancy rate is reduced to zero for the period of the agreement (usually 2-3 years, but always negotiable, e.g. 6 month blocks)
